Ask About PresentationOak Creek, Irvine right now.
As of October 2026, homes in Oak Creek sold at a median of $994,520 over the three months ending August, up 7.5% from a year earlier. Price per square foot fell 5.7% to $741. Redfin counted 25 sales at a median 99.2% of list. At the median with 20% down and Freddie Mac's 7.32% average, principal and interest run about $5,465 a month, and a typical 1.06% tax rate adds roughly $880.
My read: The median rose because more large homes sold, not because every home gained 7.5%. Summer was strong, with one sale in four going over asking. This fall, with rates above 7%, the closings I track sold 4% to 12% under list, so buyers have room and sellers need sharp pricing.

What is close, and how close it really is.
Oak Creek was master planned, so the errands were designed in rather than added later. Alton Parkway, Sand Canyon, and Jeffrey Road carry almost everything a household needs, and the Spectrum sits a few minutes south. Here is what exists near the village, with the official source for each item so you can check it against a specific address.
Parks, pools, and golf
The city runs 22 community parks and 40 neighborhood parks. Oak Creek Community Park and Valley Oak Park sit inside the village, and the community association adds pools and courts for residents. Oak Creek Golf Club, a Tom Fazio design, plays along the village's southern edge.

The Oak Creek Shopping Center on Alton Parkway handles the weekly run, with a Gelson's market, coffee, casual dining, and the everyday services residents use most. Woodbury Town Center and the Quail Hill village center pick up anything else without a freeway.

Hoag Hospital Irvine sits on Sand Canyon Avenue, close enough that many Oak Creek households treat it as the default. Kaiser Permanente Irvine Medical Center is on Sand Canyon as well, and UCI Medical Center in Orange handles the specialist and trauma side. Urgent care and veterinary clinics line Alton and Barranca.

Irvine is served by OC Public Libraries rather than a city system, with the Heritage Park Regional Library, University Park Library, and the Katie Wheeler Library on the old Irvine ranch house site. The city adds community centers across the villages, and the Civic Center on Harvard handles permits and city business.

The Irvine Spectrum Center is roughly three miles south and covers most of the regional shopping, dining, and cinema demand. South Coast Plaza and the District at Tustin Legacy are both short freeway runs. Oak Creek residents rarely need to leave the city for anything routine.

The Orange County Great Park hosts sports tournaments, the balloon ride, and a steady event calendar on the former El Toro base. Segerstrom Center for the Arts sits in Costa Mesa, the Barclay Theatre serves UC Irvine, and John Wayne Airport is close enough to make weekend travel simple.

Irvine voters passed an Open Space Initiative in 1988, and the city has been building around that promise ever since. For Oak Creek that means a neighborhood park inside the village, a trail corridor along Jeffrey Road, and thousands of acres of preserved wildland within a short drive. It is a large part of what buyers are paying for here.

The village greens and the Jeffrey trail
Oak Creek Community Park carries the sports fields, courts, and play areas that anchor weekends here, with Valley Oak Park adding a quieter green closer to the interior streets. The community association layers pools and courts on top for residents, which is why the dues line matters when you compare two similar homes.
The Jeffrey Open Space Trail runs about five miles along Jeffrey Road, from the Quail Hill open space in the south up past Portola Parkway. It covers roughly 96 acres of meadow, woodland, and garden, and it connects Oak Creek to the rest of the city without putting you on a street. Old oaks still line a stretch of Sand Canyon nearby, left from the ranch land the village replaced.

The Great Park covers roughly 1,300 acres on the former El Toro Marine Corps Air Station, a few minutes east of Oak Creek. It holds a large sports complex, the tethered balloon ride, gardens, and an event calendar that runs year round. Build out is still in progress, so the amenity list keeps growing.
Source: City of Irvine.Bommer Canyon and the preserve
The Irvine Open Space Preserve covers more than 5,200 acres of oak woodland, grassland, and coastal sage scrub. Bommer Canyon and the Quail Hill trailhead sit on the south side of the city, and the Irvine Ranch lands they belong to carry a National Natural Landmark designation. The Mountains to Sea Trail runs 22 miles from the foothills to the coast.

Master planning is why the parks, trails, and greenbelts look the way they do. It also means an association sets rules on paint, landscaping, parking, and what you can build. A greenbelt view today is not automatically a protected view tomorrow. None of that is a reason to walk away. It is a reason to read the documents while you still have a contingency.
Verify by address and by association. This is general information, not legal advice.- Confirm which association covers the address, master and sub
- Read the CC&Rs on landscaping, paint, and parking before you offer
- Ask whether a greenbelt or view is protected or simply current
- Check rental restrictions if you are buying to hold
Property taxes, dues, and who to call.
In Irvine the monthly number is rarely just principal, interest, and base taxes. Assessment districts, special taxes, and association dues all sit on top, and they vary from village to village and sometimes from tract to tract. Here is how the layers work in and around Oak Creek, with the agency that actually sets each one.
Proposition 13 sets the base rate at 1% of assessed value and caps annual increases at 2% until the property sells. Voter approved bonds and local levies push the total somewhat above that base. The Assessor sets value, the Treasurer-Tax Collector bills, and your exact rate depends on the tax rate area for the parcel.
Buying triggers a reassessment to your purchase price, and the county issues a supplemental bill for the gap against the seller's old assessed value. It arrives separately from the regular bill, often months after closing, and your lender does not collect it through impounds. Set the money aside at closing.
The documentary transfer tax runs $0.55 for each $500 of value, which is $1.10 per $1,000 of the sale price. Irvine adds no separate city surcharge on top of that. Local custom puts it on the seller, though the contract controls, and escrow calculates the exact figure at recording.
Oak Creek appears on the city's list as Assessment District No. 94-13, formed under the 1913 and 1915 Acts rather than as a Mello-Roos district. That is a different financing tool with a different payoff structure. Ask escrow whether the assessment on your parcel is still outstanding and whether it can be paid off.
Irvine's newer villages carry Mello-Roos special taxes far more often than its older ones. Great Park neighborhoods, Portola Springs, and Orchard Hills phases were financed that way. Villages built earlier generally carry lighter special taxes, but that varies by tract. The parcel tax bill is the only reliable check.
Oak Creek homes sit under a community association, and some tracts add a sub association on top of the master. Ask for the dues schedule, the current budget, the reserve study, and any pending special assessment during your review period. Two similar homes can carry very different monthly obligations.
Southern California Edison owns the poles, delivers the power, and sends the bill. Irvine also participates in the Orange County Power Authority, a community choice program that supplies the generation side at selectable renewable levels. Residents can opt out and return to Edison generation if they prefer.
Southern California Gas Company serves Irvine and bills on its own account. Transfer service into your name before move in, since some accounts need a short lead time and a meter appointment. Note the age of the furnace and water heater during inspections, since Oak Creek homes are now more than twenty years old.
IRWD provides drinking water, sewer collection, and recycled water across Irvine, so one district covers what two or three utilities handle elsewhere. The purple pipe recycled system irrigates common areas and greenbelts, which is part of how the village stays green through a dry summer.
The city holds an exclusive franchise with Waste Management for residential collection, so the hauler is not something you choose. Trash, recycling, and organics all run on a set schedule that depends on the street. Confirm the collection day for the exact address before move in.
Cable and fiber availability varies by tract across the village, and a neighbor's plan is not proof of what your address can get. If your work depends on a specific speed tier, check availability with the provider using the exact street number before you remove contingencies.
Irvine runs its own police department out of the Civic Center on Harvard Avenue. Fire and paramedic service comes from the Orange County Fire Authority under contract, which is the same agency covering much of the county. Response coverage is one of the reasons Irvine ranks the way it does on safety lists.
A remodel, an ADU, or a hardscape change usually needs two approvals here, not one. The city Community Development Department issues the permit, and the association's architectural committee reviews the design against the village standards. Sequence them correctly or you will redo drawings.

Start by getting pre-approved with a lender so you know your budget, then connect with Alex to define your must-haves. Oak Creek moves quickly, so being ready matters. Alex sets up tailored searches, tours homes with you, and guides you through offers, inspections, and closing.
Selling well starts with accurate pricing and strong presentation, then real marketing exposure. Alex prices using current comparable sales, prepares the home to show its best, and promotes it across Zillow, Realtor.com, Redfin, and Homes.com. In a market this active, a sharp launch protects your final price.
As of October 2026, Oak Creek is somewhat competitive. Redfin puts the median sale price at $994,520 for the three months ending August, up 7.5% year over year, at about $741 per square foot. Homes spent a median 46 days on the market and sold at 99.2% of list. Fall closings have come in under list as mortgage rates passed 7%, so buyers have more room to negotiate.
Buyer closing costs typically run about 2% to 4% of the price, covering lender fees, title work, and taxes. Seller costs include agent compensation plus prep and any concessions. Commission is negotiable and agreed in writing up front. Alex walks you through a clear estimate before you commit.
Oak Creek homes carry HOA dues that fund the parks, pools, and common areas, and some Irvine villages also carry Mello-Roos special taxes that fund infrastructure. The amounts vary by tract and home. Alex confirms the exact dues and any Mello-Roos for every property before you write an offer.
Oak Creek is part of Irvine Unified School District. Most homes feed Oak Creek Elementary, then Lakeside Middle School and Woodbridge High School. These schools rate highly with GreatSchools and Niche. Always verify the exact attendance area for a specific address with the district.
Yes. Alex works with relocating and remote buyers often, using video tours, neighborhood briefings, and digital signing so you can move forward from anywhere. He helps you understand commute times to the airport and UCI, school options, and which Irvine villages fit your lifestyle.
First-time buyers usually need steady income, a credit profile a lender can work with, and funds for a down payment and closing. Many programs allow lower down payments, including FHA and conventional loans. The first step is a lender pre-approval, then you shop within a budget you are comfortable with.
A contingency is a condition that must be met for the sale to proceed. Common ones cover inspection, financing, and appraisal. They protect you by giving an exit if a problem appears, like a failed inspection or a low appraisal. Alex structures contingencies that protect you without weakening your offer.
Escrow is a neutral third party that holds funds and documents during the transaction. Your deposit sits in escrow until closing, then is applied to your purchase. The escrow officer makes sure money and the deed change hands correctly. Alex coordinates with them so nothing slips through the cracks.
Oak Creek can work well for the right investor. Strong schools and the location near UCI and the Spectrum support steady rental demand and long-term value. As a former bank REO manager, Alex brings an investor's eye to the numbers and helps you run them before you buy.
Oak Creek sits about 8 miles from John Wayne Airport, roughly 15 minutes off-peak, and about 6 miles from the University of California, Irvine, around 12 minutes. The Irvine Spectrum is only about 3 miles south, and Newport Beach is about 20 minutes by car.
Oak Creek is too specific for a one-size-fits-all model. Each tract prices and sells differently, and HOA and Mello-Roos details vary street to street. A local agent who knows the villages, schools, and recent sales gives you sharper pricing and stronger negotiation, with advice tailored to your move.
Downtown Los Angeles sits about 45 miles north, which usually runs well over an hour in weekday traffic on the 5 or the 405. The Irvine Transportation Center on Barranca Parkway puts Metrolink and Amtrak a few minutes from the village, which many commuters prefer over the drive. Orange County job centers are much closer.
Yes. Central Bark Dog Park sits at 6405 Oak Canyon in the same 92618 ZIP code, a few minutes from Oak Creek. It opened in 2000 and offers almost three acres of open field for off leash play, with a separate fenced yard for small or frail dogs, covered seating, lighting, and water. It closes the second Wednesday of each month for maintenance.
The Oak Creek Shopping Center on Alton Parkway is the everyday stop, anchored by a Gelson's market with coffee, casual dining, and daily services alongside. Woodbury Town Center and the Quail Hill village center add more options within a few minutes. The Spectrum area covers anything beyond that without a long drive.
Oak Creek Community Park and Valley Oak Park sit inside the village, and the community association adds pools and courts for residents. The Jeffrey Open Space Trail runs about five miles along Jeffrey Road across roughly 96 acres of meadow and woodland. The 1,300 acre Great Park is minutes east, and Bommer Canyon and Quail Hill sit inside the 5,200 acre Irvine Open Space Preserve.
Everyday dining sits in the Oak Creek Shopping Center on Alton Parkway, a walk or short drive for most of the village. The Irvine Spectrum, about three miles south, carries the bulk of the sit down and late night options. The Woodbury and Irvine Boulevard corridor adds Korean barbecue, bakeries, and breakfast spots. The Eat and Shop section on this page lists specific places with addresses.
John Wayne Airport is about 8 miles away, roughly 15 minutes off peak, usually via Barranca Parkway to the 405 north and then MacArthur Boulevard. The Irvine Transportation Center on Barranca Parkway also puts Metrolink and Amtrak within a few minutes for trips toward Los Angeles or San Diego.
